MahaRERA: Registration
MahaRERA, or RERA Maharashtra, is the nodal body for registration of residential and commercial projects in Maharashtra having an area of 500 sq m or more. Real estate developers can apply for new project registration with Maharashtra RERA in the following steps:

MahaRERA provides doorstep project registration services to builders with 50 or more housing Units
The Maharashtra Real Estate Regulatory Authority (MahaRERA) facilitates project registration at home for builders having 50 or more residential units, which is a significant move. The service started on April 1, 2024. MahaRERA is also creating a mechanism to grant permissions and certification to builders and promoters at home.
Through doorstep registration, projects can be made available to home buyers immediately, saving time. MahaRERA: Senior Citizens’ Housing Projects Guidelines
Maharashtra Real Estate Regulatory Authority (MahaRERA) has recently issued specific guidelines for senior citizens. MahaRERA has laid down specifications in these guidelines to enhance mobility and accessibility. The guidelines have been issued keeping in mind the specific needs of senior citizens.

MahaRERA: Projects Deregistration
According to an important order issued by Maharashtra RERA, real estate developers have the right to cancel the registration of projects that have no allottees. If the construction is not complete and there are no allottees, the developer can cancel the registration of the project.
The real estate regulator said that if the developer is unable to start or complete the construction due to reasons such as lack of funds, impracticability, disputes, or litigation, he can cancel the registration of the project. Notwithstanding this, in such circumstances, the developer has to comply with the condition that there should be no allottees or bookings.
MahaRERA: Request For Rectification of Structural Defects
There is a right to request for rectification of structural defects under MahaRERA or the Real Estate (Regulation and Development) Act. This is called the defect liability period.
This period also includes rectification of defects in the quality of services of the builder or workmanship. The defect liability period is applicable for five years from the date of possession. If the promoter fails to rectify the defect, the allottee is entitled to compensation from the builder.
